Job Summary
The Building Executive assists the Area Manager in the day-to-day administration, operation, and maintenance of the condominium. The Building Executive also supports the Area Manager in ensuring compliance with the Strata Management Act 2013, the Management Corporation's by-laws, and other applicable statutory requirements.
Key Responsibilities
- Assist the Area Manager in the daily operations and administration of the condominium in accordance with established SOPs and Management policies.
- Monitor the condition of common property and building facilities, ensuring maintenance works are carried out promptly and satisfactorily.
- Coordinate and follow up on maintenance requests, defect rectification, and residents' complaints, ensuring timely resolution.
- Supervise and coordinate the daily activities of technicians, security personnel, cleaners, landscapers, and other service providers.
- Monitor contractors' performance and ensure works are completed in accordance with approved specifications, schedules, and safety requirements.
- Conduct routine inspections of common areas and prepare inspection reports, maintenance records, and incident reports.
- Assist in enforcing house rules, by-laws, and Management policies, including reporting breaches and following up on corrective actions.
- Assist in ensuring compliance with the Strata Management Act 2013, local authority requirements, occupational safety regulations, and other statutory obligations.
- Support the Area Manager in preparing operational reports, correspondence, meeting papers, notices, and other administrative documentation.
- Assist in monitoring maintenance expenditure, procurement activities, and inventory of maintenance tools and consumables.
- Coordinate renovation applications, move-in/move-out activities, contractor registrations, and site inspections.
- Attend to emergency situations and coordinate with the relevant parties to implement the Management's emergency response procedures.
- Liaise professionally with residents, contractors, government authorities, utility providers, and other stakeholders on operational matters.
- Perform any other duties assigned by the Area Manager or Management from time to time.
Job RequirementsEducation
- Diploma or Degree in Property Management, Building Management, Engineering, Facilities Management, or a related discipline.
Experience
- Minimum 2–4 years of relevant working experience in property, facilities, or building management, preferably in high-rise residential developments.
Knowledge
- Basic understanding of the Strata Management Act 2013, Strata Management Regulations, and related legislation.
- Knowledge of building maintenance, mechanical and electrical (M&E) systems, preventive maintenance, and contractor coordination.
- Familiarity with condominium operations and residents' management is an advantage.
Skills
- Good organisational and coordination skills.

- Ability to prepare reports and maintain proper documentation.
- Proficient in Microsoft Office applications (Word, Excel, Outlook).

Pay: RM3,000.00 - RM4,000.00 per month
