Our Client

We are partnering with a highly prominent real estate developer to hire an experienced Project Manager for a high-profile boutique hotel project in Georgetown, Penang. In this full-time role, you will be responsible for overseeing the successful delivery of complex construction projects, ensuring they are completed on time, within budget, and to the highest standards.

Key Responsibilities

• Lead the planning, design, procurement, construction, and handover phases to ensure seamless execution from concept to completion.
• Develop and monitor project schedules, budgets, and resource allocation to keep delivery on track.
• Ensure compliance with local building codes, safety regulations, and industry standards such as CONQUAS and Green Mark.
• Administer contracts, manage variations, negotiate claims, and resolve disputes effectively.
• Conduct site inspections, enforce safety protocols, and maintain quality standards throughout construction.
• Track milestones, control costs, and prepare regular progress reports for stakeholders.
• Liaise extensively with main contractors, sub-contractors, consultants, and internal teams to align objectives and resolve issues.
• Identify potential risks early and implement mitigation strategies to safeguard project outcomes.
• Oversee TOP submissions and manage the Defects Liability Period (DLP) to ensure smooth transition.

Requirements

• Bachelor’s in Architecture, Civil/Structural Engineering.
• Minimum 6 years’ experience managing large residential/commercial projects.
• Contractor background is mandatory (main con/sub con/design & build). Developer or other industry backgrounds are not preferred.
• Hands-on site experience is essential, with proven ability to manage end-to-end project delivery from inception to handover.
• Proficiency in Revit and AutoCAD.
• Experience in contract negotiation, claims, and dispute handling.
• Hospitality project experience is an advantage, but commercial/residential backgrounds are welcome.
