1. Operations & Maintenance
- Common Property Upkeep: Daily management of shared facilities like lobbies, elevators, pools, gyms, and landscaping.
- Preventive Maintenance: Planning and executing routine service schedules for mechanical, electrical, and plumbing (MEP) systems.
- Contractor Management: Hiring, supervising, and evaluating on-site staff and external vendors (e.g., security, cleaners, and specialized technicians).
- Safety & Compliance: Coordinating safety checks, essential services testing (e.g., fire, lift inspections), and ensuring compliance with local authority regulations.
2. Financial Management
- Budgeting & Procurement: Drafting annual operating budgets and preparing tender documents or work specifications for larger repairs.
- Fee Collection & Debt Recovery: Assisting with the collection of maintenance charges, sinking funds, and enforcing credit control procedures.
- Invoice Processing: Verifying work completion and processing vendor invoices for payment from management funds.
3. Administration & Governance
- By-Laws & House Rules: Implementing and enforcing the property's by-laws (e.g., parking, pets, and renovation rules) to maintain community harmony.
- Meeting Support: Assisting the management committee by preparing monthly operation reports, attending committee meetings, and facilitating Annual General Meetings (AGMs).
- Record Keeping: Maintaining accurate records of daily incidents, defects, maintenance logs, and resident communications.
4. Resident Relations
- Complaint Resolution: Serving as the central point of contact to address resident inquiries, handle defect complaints, and mitigate disputes.
- Community Communication: Issuing notices regarding building maintenance closures, events, and important updates to parcel owners and tenants.
Pay: RM6,000.00 - RM7,000.00 per month
