Building Executive
As a Building Executive, you will be responsible for managing the daily operations and maintenance of a residential apartment building. You will ensure the property is well maintained, operates efficiently, and provides a safe and comfortable environment for residents while meeting the expectations of the Joint Management Body (JMB).
Responsibilities
- Oversee the day-to-day operations of the building, including maintenance, repairs, security, cleanliness, and resident relations.
- Develop and implement effective property management plans to enhance operational efficiency and maintain high occupancy levels.
- Coordinate with contractors, service providers, and suppliers to ensure maintenance and repair works are completed on schedule and according to required standards.
- Carry out routine inspections to identify and resolve issues related to safety, cleanliness, building facilities, and general maintenance.
- Respond promptly and professionally to residents' inquiries, requests, and complaints.
- Maintain accurate financial records, including budgets, expenses, and other property-related transactions.
- Work closely with internal departments, the JMB/MC committee, and other stakeholders to ensure smooth communication and coordination.
- Keep up to date with industry developments, statutory requirements, and best practices in property management.
- Prepare reports and attend monthly JMB/MC committee meetings.
- Monitor and collect monthly maintenance charges and sinking fund contributions from property owners.
- Manage and monitor payments from the JMB/MC bank account, including insurance premiums, assessment and quit rent, contractor payments, and other administrative expenses.
- Assist in organising and conducting Annual General Meetings (AGM) and Extraordinary General Meetings (EGM) whenever required.
Qualifications
- Bachelor's Degree in Business Administration, Property Management, Real Estate, or a related discipline.
- Good understanding of property management principles, procedures, and relevant regulations.
- Strong communication, negotiation, and interpersonal skills.
- Excellent organisational, analytical, and problem-solving abilities.
- Proficient in Microsoft Office applications and property management software.
- Able to work independently, prioritise tasks, and manage multiple responsibilities effectively.
- Knowledge of local building by-laws, the Strata Management Act, and related regulations will be an added advantage.
Pay: RM3,000.00 - RM3,500.00 per month
