The Executive will be stationed on-site and be responsible for the day-to-day planning, coordination, and management of facilities management operations to ensure the smooth and efficient maintenance of the assigned premises. The role involves overseeing maintenance activities, managing contractors, coordinating repair works, and ensuring compliance with service standards and statutory requirements.
Key Responsibilities
- Oversee the daily operations and delivery of facilities management services at the assigned site.
- Attend to work requests, breakdowns, and fault calls during office hours and after office hours, when required.
- Manage and supervise contractors for preventive maintenance, corrective maintenance, minor works, and major upgrading projects.
- Coordinate and attend site meetings relating to maintenance, repair, and improvement works.
- Conduct routine building inspections to ensure facilities are maintained in good condition.
- Monitor, track, and analyse utility consumption, and recommend initiatives to improve operational efficiency.
- Prepare cost estimates, work proposals, and technical feasibility reports for maintenance and improvement works.
- Plan, coordinate, and oversee all Mechanical & Electrical (M&E), Civil & Structural (C&S), and Soft Services maintenance activities.
- Maintain and update M&E asset inventory records, maintenance documentation, and work schedules.
- Monitor and update preventive maintenance schedules to ensure all M&E systems, building components, and soft services are serviced in accordance with contractual and statutory requirements.
- Ensure all maintenance works are carried out safely, efficiently, and in compliance with company policies and regulatory standards.
Requirements
- Diploma in Estate Management, Building Maintenance, Civil, Structural, Mechanical, or Electrical Engineering from a recognised local polytechnic or equivalent.
- Minimum three (3) years of relevant experience in facilities management, building maintenance, or property operations.
- Experience in coordinating M&E, C&S, and Soft Services maintenance works.
- Strong contractor management, coordination, and problem-solving skills.
- Good communication and interpersonal skills, with the ability to work effectively with clients, contractors, and stakeholders.
- Proficient in preparing reports, work proposals, and maintenance documentation.
- Willing to respond to emergency breakdowns and after-office-hour calls when required.
