Company Description:
We are a private investment group managing a hands-on portfolio of agricultural land, development land, and income-generating residential properties across Malaysia.
We are looking for a Junior Property Asset Executive to support the day-to-day management of these assets. This is a practical, on-the-ground position suited for someone early in their career who is curious, organized, and keen to learn how real assets are managed and invested.
Key Responsibilities:
Portfolio Tracking & Reporting
- Maintain a simple, up-to-date schedule of properties (location, size, tenure, tenants, rents, lease expiries, expenses, key dates).
- Prepare basic monthly or quarterly summaries on rental income, occupancy, upcoming renewals, and key issues.
Agricultural & Development Land
- Assist in monitoring agricultural land usage or lease arrangements and basic income or compliance tracking.
- Coordinate with farmers, tenants, agents, or service providers on day-to-day matters.
- Support tracking of development land status, approvals, and holding costs.
Apartments & Investment Properties
- Liaise with managing agents, strata managers, and tenants on routine operational matters (repairs, arrears follow-ups, handovers).
- Review monthly statements from property managers and flag unusual variances.
Market Research & Learning
- Collect basic market information (comparable rents, transactions, local developments, policy or zoning changes).
- Assist with simple financial analysis such as rental yield, cash-flow summaries, and high-level hold vs sell considerations (training provided).
Documentation & Follow-Ups
- Keep digital records organized for each asset (titles, leases, approvals, insurance, tax documents).
- Track renewals, deadlines, and key dates and remind the senior team in advance.
Required Experience and Skills:
- Diploma or degree in business, real estate, economics, agriculture, finance, or a related field.
- Fresh graduates or candidates with 1–2 years’ experience in property, operations, or asset-related roles are welcome.
- Strong interest in property and land assets (internships, family business exposure, coursework, or self-learning all count).
- Comfortable with numbers and Excel; willing to learn basic financial analysis.
- Organized, reliable, and willing to get involved on the ground with tenants, farmers, agents, and contractors.
- Self-motivated, curious, and happy to learn by doing.
- Excellent written and verbal communication skills in English. Proficiency in Bahasa Malaysia and/or Mandarin is an advantage but not required.
- Ability to work proactively in a fast-paced, dynamic environment and manage multiple priorities.
