Job Description: Township Maintenance & Infrastructure Executive

Job Summary We are seeking a proactive and detail-oriented professional to oversee the repair, upkeep, and improvement of our township infrastructure. In this role, you will champion exceptional service delivery by ensuring all maintenance and upgrading works are executed to the highest departmental standards. Your primary focus will be balancing operational efficiency, rigorous quality control, and strict timeliness while driving environmental sustainability initiatives across the development.

Key Responsibilities & Duties

1. Infrastructure & Maintenance Operations

  • Routine Inspections: Conduct regular, thorough inspections of all constructed and installed infrastructure within the township. Submit detailed condition reports and recommend proactive remedial actions.
  • Team Scheduling: Organize, prepare, and manage daily work schedules for internal building technicians and electricians to optimize productivity.
  • Maintenance Planning: Develop comprehensive maintenance plans and operational standards, ensuring they are strictly adhered to by all engaged parties.

2. Contractor & Procurement Management

  • Contractor Supervision: Supervise and monitor the performance of external contractors engaged for routine maintenance (e.g., landscaping, road works) and specialized repairs.
  • Tender & Procurement: Prepare work specifications, accurate cost estimates, and tender documents for maintenance and upgrading projects. Invite quotations, evaluate bids, negotiate terms, and submit recommendations to Management for approval.

3. Stakeholder Coordination & Project Support

  • Local Authorities: Act as the primary liaison with local authorities to guarantee that proper municipal and maintenance services are consistently provided to the township.
  • Defect Rectification: Assist in supervising contractors during defect rectification periods, ensuring timely and satisfactory completion of repairs to meet purchaser expectations.
  • Vacant Possession Handover: Collaborate with the Construction/Project Management Department to facilitate the smooth and proper handover of vacant possession for newly completed units.

4. Sustainability, Health, Safety & Environment (QSHE)

  • Sustainability KPIs: Drive environmental sustainability targets and Key Performance Indicators (KPIs), reporting progress periodically to the respective Head of Department (HOD).
  • Environmental Stewardship: Support the HOD in executing environmental procedures. Take active responsibility to protect the environment and implement pollution-prevention measures within your assigned projects.
  • Regulatory Compliance: Ensure strict adherence to all legal requirements, as well as company policies pertaining to Quality, Safety & Health, and the Environment (QSHE).

5. General Duties

  • Undertake any other ad-hoc duties and responsibilities as directed by Management or the reporting line from time to time.

Qualifications & Requirements

  • Education: Bachelor’s Degree, Diploma, or professional qualification in Building, Civil Engineering, or a related technical discipline.
  • Experience: Minimum of 2 to 5 years of proven working experience in Property Management, Building Management, or Township Infrastructure maintenance.
  • Skills: Strong project management abilities, vendor negotiation skills, a keen eye for quality assurance, and a commitment to environmental sustainability.

Pay: RM2,800.00 - RM3,500.00 per month
