Key Responsibilities:
General Maintenance
- Perform routine repair and maintenance works involving Mechanical & Electrical (M&E) and Civil & Structural (C&S) systems, including minor repairs such as replacing light bulbs, repairing electrical wiring, clearing pipe blockages, and troubleshooting basic electrical faults.
- Attend to maintenance requests and job orders in a timely and efficient manner.
- Ensure all equipment, facilities, and building assets are maintained in good working condition.
- Carry out ad hoc maintenance tasks as assigned by the Management.
Mechanical & Electrical (M&E) Maintenance
- Inspect, monitor, and maintain all M&E systems, including:
- Air Conditioning Systems
- Lift Systems
- Fire Alarm Systems and Fire Fighting Equipment
- CCTV Systems
- Water Pumps, Motors, and other Mechanical & Electrical Equipment
- Conduct daily, weekly, bi-monthly, and scheduled inspections of common areas, equipment, and facilities to ensure optimum performance.
- Identify defects or abnormalities and recommend appropriate rectification works for major M&E issues.
- Assist external engineers during scheduled inspections and maintenance activities.
- Supervise and monitor contractors and service providers to ensure maintenance works are carried out safely, efficiently, and in accordance with approved standards.
Civil & Structural (C&S) Maintenance
- Conduct inspections to identify defects in building structures and recommend corrective actions.
- Maintain proper records of civil, structural, sanitary, and plumbing fittings, including replacement works.
- Ensure all repairs and replacements are properly documented.
Building Compliance & Safety
- Ensure no unauthorized electrical wiring, cabling, plumbing, piping, or structural modifications are carried out by residents or contractors.
- Respond promptly to emergency maintenance situations and remain on standby for urgent building incidents when required.
- Support initiatives to maintain a safe, clean, and well-maintained building environment.
Documentation & Reporting
- Prepare and submit daily work reports, maintenance checklists, and inspection records to the Supervisor, Executive, or Building Manager.
- Update and maintain inventory records for tools, spare parts, mechanical and electrical fittings, and replacement items.
- Record maintenance activities, complaints received, and actions taken for proper documentation and future reference.
Customer Service
- Respond promptly to maintenance complaints from residents and tenants.
- Provide assistance and technical support to residents, contractors, and management regarding maintenance-related matters.
- Maintain good communication and professional relationships with all stakeholders.
Other Duties
- Assist the Supervisor and Executive in the daily operation and maintenance of building facilities.
- Perform multitasking duties as required to support building operations and uphold the image of the property.
- Carry out any other duties or assignments assigned by the Management from time to time.
Working Conditions:
- Required to work on rotational shifts, weekends, and public holidays when necessary.
- Must be available for emergency call-outs and standby duties outside normal working hours.
- Required to work across all assigned buildings and facilities within De Centrum City and De Centrum Mall.
Qualifications & Requirements
- Certificate, Diploma, or equivalent qualification in Electrical, Mechanical, Building Maintenance, Civil Engineering, or a related discipline.
- Minimum 2 years of experience in building maintenance, facilities management, or property maintenance.
- Ability to troubleshoot basic electrical and mechanical faults.
- Good communication, teamwork, and problem-solving skills.
- Able to work independently with minimum supervision.
- Possess a positive attitude, willingness to learn, and strong commitment to safety and quality.
Pay: RM2,300.00 - RM2,600.00 per month
