Responsibilities
We are representing a leading workplace design and build studio headquartered in Singapore, with completed projects across APAC including Kuala Lumpur and Bangkok. Our partner's M&E arm functions as an agile, in-house technical specialist team — they design it, they build it, and they make sure it works. For its clients — global tech, finance, and pharma firms — the environment we deliver directly impacts their people and performance. No excuses, no finger-pointing.
Think of this role as our internal ACMV sub-contractor. You’re not just reviewing drawings — you own the full lifecycle from design intent to handover. The studio’s designers and project managers rely on you to translate M&E concepts into fully functional, compliant, energy-efficient air-conditioning and mechanical ventilation systems that wow clients on Day 1 and keep working on Day 1000.
This is for someone who loves being in the details, on site, and accountable for the outcome.
Key Responsibilities
1. Technical Review & Design Coordination
- Interpret ACMV, electrical, and plumbing drawings issued by external consultants and our internal design team
- Perform technical gap analysis between design intent, BCA/Green Mark requirements, and buildability on site
- Advise designers and PMs on ACMV implications of layout changes, ceiling heights, heat loads, and fit-out materials
- Validate equipment schedules, duct routing, pipe sizing, and controls strategy before procurement
2. Procurement & Vendor Management
- Prepare technical specifications and RFQs for FCUs, AHUs, VRF systems, ductwork, chillers, BMS, and associated M&E components
- Evaluate quotations from suppliers/sub-cons to ensure compliance with drawings, specs, lead time, and budget
- Raise POs and manage delivery schedules to align with tight design-and-build programs
- Build and maintain a reliable pool of ACMV sub-contractors across SG and key regional markets
3. Site Execution & Quality Control
- Lead ACMV installation on site as the technical owner: kickoff with sub-cons, method statements, safety, and QAQC
- Conduct regular site walks to monitor progress, workmanship, and adherence to approved shop drawings
- Coordinate with ID, electrical, fire protection, and ceiling trades to resolve clashes before they become delays
- Drive testing & commissioning: air balancing, water balancing, BMS integration, TAB reports, and authority inspections
4. Client Satisfaction & Handover
- Be the face of M&E technical competence during client site walks and final inspections
- Troubleshoot and rectify defects swiftly during DLP to protect our studio’s reputation
- Prepare O&M manuals, as-built drawings, and conduct handover training for client FM teams
- Capture lessons learned and feedback loops to improve the next project
5. Compliance & Sustainability
- Ensure all ACMV works comply with Singapore SS 553, SS 591, BCA regulations, SCDF, and Green Mark criteria
- Champion energy efficiency: recommend EC fans, variable speed drives, heat recovery, and smart controls where viable
- Keep up with BCA Green Mark 2021, refrigerant phase-outs, and new ACMV tech for premium workplaces
Key Qualifications
- Education: Diploma or Degree in Mechanical Engineering, Building Services, or equivalent
- Experience: 4-7 years in ACMV for commercial interiors, corporate offices, or data centre fit-outs. D&B contractor experience strongly preferred
- Technical Skills: Proficient in reading ACMV schematic, layout, and shop drawings. Working knowledge of AutoCAD/Revit MEP a plus
- Codes: Solid understanding of Singapore ACMV codes, Green Mark, and submission processes
- Project Exposure: Handled at least 3 end-to-end office fit-out projects >10,000 sqft as M&E lead or ACMV engineer
