Job Description

Responsibilities

We are looking for a proactive and detail-oriented Operations Executive to oversee the day-to-day operations of Sunway Carnival Mall. You will be responsible for ensuring smooth mall operations, maintaining excellent tenant and stakeholder relationships, and ensuring compliance with all operational, safety, and quality procedures, whether related to retail spaces, hospitality services, or F&B outlets.

Key Responsibilities

Mall Operations & Facility Management

  • Oversee daily mall operations, ensuring all common areas, back-of-house spaces, and facilities are well-maintained and presentable
  • Conduct regular inspections to ensure the premises meet statutory requirements, safety standards, and brand guidelines
  • Manage and coordinate service contractors (security, housekeeping, pest control, landscaping, and maintenance) to ensure service excellence
  • Liaise with maintenance teams to address defects, repairs, and emergency situations promptly
  • Assist in preparing technical specifications and call for quotations for building, renovation, and maintenance works.


Tenant & Stakeholder Management (Retail, F&B, Hospitality)

  • Build and maintain strong, professional relationships with all tenants—including retail shops, restaurants, and hospitality partners
  • Coordinate and oversee tenant fit-out, reinstatement, and renovation works in compliance with mall policies and safety regulations
  • Monitor tenant operations to ensure adherence to tenancy agreements, operational hours, waste disposal protocols, and use of common areas
  • Act as the primary point of contact for tenant concerns, complaints, and operational support requests
  • Support the finance team with arrears management and payment follow-ups.


Food & Beverage / Restaurant Operations

  • Work closely with F&B tenants to ensure compliance with health, hygiene, and food safety regulations (e.g., Halal certification, municipal licensing)
  • Monitor kitchen exhaust systems, grease trap maintenance, and waste management practices
  • Support restaurant tenants in coordinating delivery access, crowd management, and promotional event set ups.


Hospitality & Guest Services

  • Collaborate with the customer service and concierge teams to enhance shopper experience—including wayfinding, valet parking, and event hosting.
  • Ensure hospitality touchpoints (lounges, prayer rooms, family rooms, and washrooms) meet premium service standards
  • Coordinate with event and marketing teams on mall activations, exhibitions, and promotional campaigns.


Administrative & Reporting

  • Prepare regular operations reports, incident logs, and performance dashboards for management review
  • Assist in preparing the annual operations budget and monitor expenditures to stay within approved limits
  • Prepare and manage official correspondence including letters, notices, and circulars to tenants
  • Process work orders, purchase orders, and permits for operational activities
  • Maintain accurate records of building plans, maintenance manuals, and compliance documentation


Requirements

  • Education: Diploma or Degree in Real Estate, Building, Facilities Management, Estate Management, Hospitality Management, or a related field
  • Experience: Minimum of 3 years of working experience in operations management within retail, shopping malls, hospitality, or restaurant/F&B environment
  • Industry Knowledge: Familiarity with retail tenancy, F&B hygiene standards, hospitality service benchmarks, and building safety regulations is highly advantageous
  • Skills: Strong interpersonal and communication skills for managing diverse stakeholders—tenants, contractors, government agencies, and internal teams
  • Good problem-solving and decision-making abilities, especially under pressure
  • Proficient in Microsoft Office applications; experience with property management or work order systems is a plus
  • Self-motivated, proactive, and able to work independently with minimal supervision
  • Availability: Willing to work beyond standard operating hours, including weekends and public holidays, when required for events or emergency support


Salary Range : 4000 RM - 5500 RM
