Job Description

Responsibilities

  • Ensure timely and efficient collection of maintenance/service charges and other related charges in accordance with the Company’s KPIs, procedures, House Rules, Strata Management Act 2013, and other relevant by-laws and regulations.
  • Attend to residents’ and owners’ enquiries, service requests, and complaints professionally and tactfully, ensuring all matters are resolved satisfactorily within the Company’s stipulated timeline and KPIs.
  • Conduct regular inspections of the building and common areas, and prepare reports together with recommendations for rectification, maintenance, or improvement works.
  • Plan, organise, schedule, and supervise the administrative and maintenance teams to ensure daily operations are carried out efficiently and completed according to priority.
  • Oversee the smooth operation and maintenance of the building, including health & safety compliance and essential services such as security, cleaning, M&E systems, landscaping, waste management, pest control, swimming pool maintenance, and other related services.
  • Monitor and coordinate the performance of service contractors and vendors to ensure optimum service standards are maintained at all times.
  • Liaise with relevant authorities and government agencies regarding building safety & health matters, licences, permits, security, and operational requirements.
  • Source and evaluate contractors and vendors for maintenance and operational works related to the building facilities.
  • Manage the day-to-day operations and maintenance of common property and facilities in compliance with House Rules, statutory requirements, and relevant legislation.
  • Attend meetings with the Developer, Joint Management Body (JMB), Management Corporation (MC), or committees, and ensure timely submission of meeting minutes and monthly management reports.
  • Be on-call 24 hours and able to attend to site emergency breakdowns within 45 minutes upon receiving instructions via call, email, or SMS from the superior.
  • Carry out any other duties and responsibilities as assigned by Management from time to time.
  • Ensure effective implementation and compliance of the Quality Management System (QMS), including adherence to all applicable acts, laws, regulations, statutory requirements, guidelines issued by regulatory bodies, and Company policies and procedures.
  • Remain responsive and communicative in Company or committee communication channels, including emails and work-related messaging applications, during weekdays and weekends whenever required.

Requirement

  • Degree or Diploma in Property Management, Real Estate Management, Building Surveying, Valuation, Facilities Management, or related field.
  • Minimum 3 to 5 years of relevant working experience in property or building management.
  • Good command of spoken and written English with strong communication skills.
  • Self-motivated, able to work independently, and capable of performing under pressure.
  • Positive attitude, proactive mindset, and a strong team player.
  • Knowledgeable in the Strata Management Act 2013, Strata Management Regulations 2015, and Strata Titles Act 1985.
  • Excellent interpersonal skills with the ability to communicate effectively in multiple languages.

Pay: RM5,000.00 - RM7,500.00 per month
