A CSA/MEP Defect Manager oversees the identification, tracking, and rectification of Civil, Structural, Architectural (CSA) and Mechanical, Electrical, Plumbing (MEP) defects during construction and commissioning. They ensure large-scale projects, like mission-critical data centers, meet strict quality and compliance standards before handover.
- Review, validate and consolidate all outstanding defects, punch lists, snags, NCRs and incomplete works across all trades.
- Establish and maintain one source of truth for defect tracking, prioritisation and reporting.
- Coordinate closely with Operations and Tenant teams to understand business-critical issues, access requirements, outage constraints and operational priorities.
- Drive the Main Contractor and subcontractors to rectify defects in accordance with agreed priorities, contractual obligations and SLA requirements.
- Plan and coordinate rectification works around live operational environments, maintenance windows and tenant requirements.
- Conduct inspections, witness rectification works and verify completion of defects.
- Prepare and issue defect notices, non-conformance notices, instructions and close-out correspondence as required.
- Maintain detailed records of inspections, actions, progress updates and closure documentation.
- Coordinate final inspections and obtain client acknowledgement and acceptance of completed works.
- Support the Contracts Manager in administering contractual remedies, backcharges and recovery actions where contractors fail to perform.
- Source, coordinate and manage alternative rectification contractors where necessary to protect client interests and programme objectives.
- Provide regular progress reports, dashboards and recovery plans to senior stakeholders.
Preferences:
- Education: Bachelor’s degree in Civil/Structural Engineering, Architecture, or Mechanical/Electrical Building Services or relevant degree.
- Experience: Generally 8–10 years in construction with 5+ years specifically focused on defect management or quality assurance, with experience in data centre, mission critical projects or mega-infrastructure
