Responsibilities

Summary

We are looking for a commercially driven retail manager to lead the repositioning and commercialization of CityWalk, i-City Shah Alam. The role focuses on leasing strategy, tenant mix, activations, and retail turnaround to unlock the next phase of growth for CityWalk as a lifestyle and entertainment destination integrated with attractions, tourism, and a growing residential ecosystem.



Scope of Engagement

Given the proposed profit-sharing remuneration package, the interview process may include discussion on the following:


Preliminary assessment

  • Review occupancy, rental positioning, tenant mix, footfall potential, and near-term retail opportunities.


Retail turnaround proposal

  • Present a commercialization and repositioning strategy.
  • Outline projected NOI improvement over an anticipated 2-year horizon.


Probationary period (KPI-driven)

  • Tenants secured
  • LOIs and leases signed
  • Tenant mix enhancement
  • Activation and commercialization initiatives


Full appointment

  • Subject to KPI delivery, a profit-sharing component may be offered, linked to incremental NOI improvement achieved during the appointment period.



Responsibilities

  • Lead the commercialization and repositioning of CityWalk towards a stronger lifestyle, entertainment, F&B, tourism, and experiential retail direction.
  • Drive leasing performance through tenant curation, negotiations, and deal closure.
  • Develop and execute asset enhancement and retail turnaround initiatives.
  • Plan and deliver event-driven activations to improve footfall, dwell time, and sales performance.
  • Track performance and report progress against agreed KPIs and NOI improvement targets.



RequirementsEducation

  • Diploma / Degree in Business Administration, Marketing, Real Estate, Retail Management, Hospitality, or equivalent


Years of experience

  • Minimum 5–8 years in retail leasing / mall management / commercial real estate
  • With at least 2–3 years in a supervisory or managerial capacity (leasing / commercialization / asset management)


Core skills & competencies

  • Strong negotiation, closing, and stakeholder management (landlords, tenants, agencies, and internal teams)
  • Commercial acumen: rental structuring, ROI/NOI mindset, and performance tracking
  • Tenant mix planning and portfolio curation (lifestyle, F&B, experiential concepts)
  • Activation planning and marketing collaboration to drive footfall and sales
  • Analytical skills: market sensing, competitor benchmarking, and reporting
  • Communication and presentation skills (strategy proposal and business case preparation)
