About the role

This is an exciting opportunity to join Gunung Impian Development Sdn Bhd as a Executive, Township. In this role, you will be responsible for ensuring customer satisfaction throughout the handover process by addressing complaints, conducting joint inspections and overseeing defect rectification work. To supervise contractors, maintain tracking systems and generate reports to ensure high-quality service delivery and compliance with quality standards.

What you'll be doing

• To check the quality of work of the new phase project construction site to ensure compliance of quality before handing over.
• To prepare QA/QC inspection report.
• To assist preparation of the hand book, file & documents for the new phases development.
• To assist the handing over the keys, documents and deferred items to the purchasers.
• To carry out joint inspection/electrical/flushing test with the purchasers.
• To supervise and check the defects rectification works.
• To ensure the defects rectification works are done within the timeframe stipulated and the quality of the rectification works are satisfactory.
• To prepare updated & outstanding defects rectification reports.
• To assist in preparing the weekly and monthly Defects Rectification Works report.
• Coordinate and arrange for the client-contractors VP and defects meeting and prepare Minutes.
• To analyse complaint the complaints data and update relevant parties regarding the quality of performance.
• Handling customer service & assist at the customer service counter such as collection of maintenance fee, renovation deposit, refund of deposit, defects rectification forms etc.
• To ensure that by-laws and house rules (DMC) are implemented.
• Conduct site inspection, executive the preventive and corrective maintenance program and Standard Operating Procedures (SOP) of building maintenance and management, for M & E and non-M & E to achieve Company’s goal by meeting high level customer satisfaction.
• To assist in manages all aspects of property & building management services, delivery processes and system efficiently and effectively.
• To supervise the out-source service providers such as cleaning, security guard, landscaping, pest control etc to ensure the cleanliness and safety of the gated communities and stratified building.
• Handling the security guard services matters and community Apps – I cares.
• To assist in the landscaping maintenance, gated and guarded community maintenance, vacant land management, oil palm plantation and asset management.
• Liaise with the relevant authorities in relation to handing over and maintenance of the township infrastructure and landscaping.
• Handling the upkeep of the unsold units and refund of deposit.
• Handling the show houses and mock up units operation, upkeep and maintenance works.
• Liaison with the consultants, contractors and sub-contractors.
• Preparing BQ, recommendation papers, work orders, payment requisition form etc.
• To assist in getting the quotations for the repairing/upgrading works needed.
• To relief the Township Management Division staff duties during his/her absence.
• Undertake any other duties directed by the Immediate Superior & Management.

What we're looking for

• Diploma/Degree in Building, Property Management, Construction Management or Civil Engineering and Built Environment related degree.
• Minimum 2 years of site experience in related construction work and 1 year experience in handling customer feedback.
• Well versed in construction techniques and issues, and experience in handling customer feedbacks.
• Experience in handling customers angers and frustration and able to co-ordinate assignment involving many parties.
• Customer oriented and strong relationship building abilities.
• Prior experience in property development industry related to product inspection and knowledge in product quality is an added advantage.
• Able to work as team.
• Able to work on weekend.

Pay: RM3,000.00 - RM4,500.00 per month
