Conduct property searches and market assessments to identify suitable locations aligned with the Company's expansion strategy, business model, and operational requirements.

Prepare and present business cases and feasibility studies to Management, including market analysis, customer demographics, site potential, and budget considerations.

Negotiate tenancy terms, store size, location, and lease agreements to secure commercially favorable arrangements and support long-term business objectives.

Collaborate with the Legal Department on tenancy agreements, contract reviews, and related negotiations.

Develop and implement SOPs, store layouts, and cost optimization initiatives for new and existing stores while ensuring adherence to approved budgets.

Manage store development projects, including fit-outs, renovations, reinstatements, relocations, and store closures, ensuring timely completion and compliance with quality standards.

Oversee the maintenance, safety, and functionality of store facilities and infrastructure, including electrical systems and related building services.

Serve as the primary liaison between the Company, landlords, mall management, and other stakeholders on leasing, store development, and facility-related matters.

Work closely with Store Operations and other departments to ensure the successful execution of store openings, renovations, maintenance activities, and operational requirements.

Build and maintain strong relationships with landlords, mall leasing representatives, contractors, consultants, and other relevant stakeholders.

Undertake other duties or ad hoc assignments as required by senior management or the holding company in Japan, including tasks beyond the standard job scope that support overall business success.
