Job Title: Real Estate Development Manager
We are seeking a highly analytical and execution-driven Real Estate Development Manager to lead the underwriting, planning, and orchestration of our luxury residential and commercial portfolio.
In this role, you will sit at the intersection of capital and construction. You will own the financial viability of our projects from conceptualization through delivery. The ideal candidate possesses deep expertise in financial modeling and cash flow management, combined with a strong understanding of physical construction lifecycles—specifically regarding innovative methodologies and luxury finishes.
Core Responsibilities
Financial Underwriting & Strategy
- Build and Own the Pro Forma: Create and maintain dynamic, institutional-grade financial models to evaluate project feasibility, Gross Development Value (GDV), and Return on Investment (ROI).
- Cash Flow Management: Structure complex cash flow projections that align construction draw schedules with capital availability and pre-sale revenue milestones.
- Sensitivity Analysis: Conduct rigorous scenario modeling to stress-test projects against interest rate fluctuations, supply chain delays, and material cost escalations.
- Capital Allocation: Work directly with leadership and investors to present underwritten projects, define funding tranches, and manage budget drawdowns.
Project Orchestration & Delivery
- Team Assembly: Procure and manage external technical consultants, including Quantity Surveyors, Architects, and Construction Project Managers.
- Design & Feasibility Alignment: Partner with design teams early in the conceptual phase to ensure luxury architectural forms and materials do not compromise the financial viability of the project.
- Milestone Tracking: Oversee the external Construction Project Manager to ensure physical site progress aligns with the financial schedule, mitigating delays that impact funding or handover.
Innovation & Construction Technology
- Evaluate Novel Methods: Assess the cost-benefit and risk profiles of non-traditional construction techniques (e.g., 3D Concrete Printing, modular luxury components, advanced green materials).
- Value Engineering: Continuously identify opportunities to optimize construction costs without sacrificing the premium quality and aesthetic integrity required for luxury assets.
- Risk Mitigation: Develop contingency plans specific to the unique supply chain and execution risks associated with innovative building methods.
Required Qualifications
- Experience: 7+ years in real estate development, investment banking, or private equity real estate, with a proven track record of taking ground-up projects from feasibility to completion.
- Financial Mastery: Expert-level proficiency in Excel financial modeling; ability to build complex, phased development models from scratch. (Familiarity with Argus is a plus).
- Sector Expertise: Previous exposure to high-end, luxury asset classes (residential or commercial) with an eye for premium finishes and architectural standards.
- Construction Acumen: Strong working knowledge of the construction lifecycle, zoning, entitlements, and permitting processes. You don't need to swing the hammer, but you must know how to audit a schedule and challenge a General Contractor.
- Communication: Exceptional ability to translate complex technical and financial data into clear narratives for investors, stakeholders, and site teams.
Preferred / Bonus Skills
- Direct experience underwriting or managing projects utilizing 3D Concrete Printing (3DCP) or highly bespoke, non-linear architectural designs.
- Degree in Real Estate Finance, Construction Management, Civil Engineering, or a related field (MBA or MSRED preferred).
