Role Description

1. Cost Planning & Estimation

  • Prepare initial cost estimates and budgets during the concept and design development phases.
  • Develop detailed bills of quantities (BOQ) and cost plans for interior design elements, including finishes, fittings, furniture, and customs.
  • Provide cost comparisons for design alternatives to support decision-making.
  • Monitor design development to ensure alignment with cost expectations.


2. Tendering & Procurement

  • Prepare tender documentation and manage the tender process for main contractors, subcontractors and vendors.
  • Evaluate and analyze bids and quotations, negotiating rates where necessary.
  • Advise on the selection of contractors, suppliers, and procurement routes.
  • Ensure procurement aligns with the project timeline and budget.


3. Contract Administration

  • Manage contracts and agreements with suppliers, vendors, and contractors.
  • Ensure all contractual obligations and deliverables are tracked and enforced.
  • Assess and process variations and change orders with the design and project management teams.
  • Monitor compliance with terms and flag any issues proactively.


4. Cost Control & Budget Management

  • Track project expenditures against the budget in real-time.
  • Maintain updated cost reports and cash flow forecasts for all interior-related packages.
  • Identify cost-saving opportunities without compromising design intent or quality.
  • Provide financial insights and regular updates to internal teams and clients.


5. Site Valuation & Payment Certification

  • Conduct site visits to validate quantities, assess work-in-progress, and verify claims.
  • Perform interim valuations and prepare payment certifications for contractors.
  • Verify and evaluate final accounts, ensuring accuracy and transparency.
  • Assist in value engineering workshops as needed.


6. Risk Management & Compliance

  • Identify and mitigate potential cost and delivery risks.
  • Maintain documentation for audits and project close-out.


7. Collaboration & Communication

  • Work closely with interior designers, project managers to understand design scope and execution challenges.
  • Communicate clearly and effectively with clients, consultants, and suppliers.
  • Participate in project meetings to provide cost-related updates and guidance.
  • Support the studio with post-project reviews and learnings for continuous improvement.


Academic Qualifications

Diploma or Degree in Quantity Surveying, Construction Management, Interior Architecture, or related field


Experience & Skill Requirements

  • 3-5 years work experience in QS role, experience in Construction and Interior Design firm is an advantage.
  • Basic understanding of Interior fit-out works, joinery & carpentry works, MEP services, finishing materials.
  • Able to read and interpret layout drawings, detail drawings & shop drawings, tender documents & specifications.
  • Familiar with measurement standard (e.g. SMM2, SMM3).
  • Proficient in Microsoft Excel.
  • Familiar with AutoCAD (measurement from drawings).

  • Detail-oriented and meticulous
  • Strong number sense & cost sensitivity
  • Able to work in fast-paced project environment
  • Good communication skills (able to coordinate with designers & contractors)
  • Responsible and deadline-driven
