Responsibilities

Job Summary

The Leasing Manager is responsible for managing the full spectrum of leasing activities for residential properties under the Group. This includes sourcing and securing tenants, managing tenancy administration, handling lease renewals, monitoring rental collections and maintaining positive tenant relationships. The role also involves coordinating with building management and ensuring smooth day-to-day leasing operations to maximize occupancy and rental revenue.


Key Responsibilities

  • Source and secure prospective tenants for residential units and attend promptly to all leasing enquiries.
  • Manage the end-to-end leasing process, including conducting property viewings, coordinating key collection, handling rental deposits and facilitating tenant onboarding procedures.
  • Negotiate leasing terms and conditions with prospective tenants for properties under the Group and ensure timely completion of all related documentation to successfully conclude leasing transactions.
  • Handle lease renewal processes for existing tenants, including negotiation of renewal terms and ensuring execution of renewal documentation.
  • Monitor rental collections and debtor ageing reports to ensure timely payment of rentals and minimize outstanding accounts.
  • Prepare and follow up on reminders, notices, letters of demand and other related correspondence for overdue rental accounts, including coordination with legal representatives where necessary.
  • Execute leasing marketing and communication initiatives to strengthen tenant relationships, enhance occupancy rates and expand networks with potential tenants and corporate clients.
  • Prepare Letters of Offer and Tenancy Agreements, coordinate collection of deposits, monitor execution of agreements, and oversee unit handover processes, including coordination of defect rectification works where applicable.
  • Liaise closely with building management offices (JMB/JMC/Management Office) on tenant complaints, disputes, maintenance matters and operational issues to ensure timely and appropriate resolution.
  • Maintain accurate tenancy records, leasing documentation and tenant databases in compliance with company policies and procedures.
  • Perform any other duties and responsibilities as assigned by Management from time to time.


Requirements & Qualifications

  • Diploma or Bachelor’s Degree in Property Management, Real Estate, Business Administration, Marketing or related discipline.
  • Minimum 5-8 years of relevant experience in residential leasing and property management.
  • Strong knowledge of tenancy administration, leasing procedures and tenancy-related documentation.
  • Good negotiation, communication and interpersonal skills with the ability to build and maintain positive relationships with tenants and stakeholders.
  • Strong problem-solving skills and ability to handle tenant complaints and disputes professionally.
  • Good understanding of rental collection processes, debtor management and follow-up procedures.
  • Responsible, High integrity, Dynamic and Resourceful.
  • Good command of English and Bahasa Malaysia, both written and spoken. Ability to communicate in Mandarin would be an added advantage as the role requires frequent interaction with Mandarin-speaking tenants and prospective clients.
  • Possess own transport and willing to travel when required.
