The Job
Plan and implement preventive maintenance programmes, and to ensure safe and sound operation of the building services equipment items under his responsibility.
Supervise fault diagnosis and recovery process during major system breakdown and service interruptions, and to initiate necessary contingency action plans in case of serious incidents.
Administer contracts for building services maintenance and repair works, and to settle disputes with contractors on discrepancies.
Recommend necessary improvement works for the enhancement of safety and comfort of the residents as well as the operating efficiency of the concerned equipment, and to prepare budget for such proposed improvement works for the consideration of the customer / senior management.
Control projects on major improvement works from their planning and design stage through to the final testing and commissioning, and to ensure completion of these projects in meeting cost, time and quality targets.
Co-ordinate the taking over of new development projects, and to protect the interest of Property Management Division during the course of defect rectification by contractors.
Supervise the subordinates under his team, and to ensure effective discharge of their daily duties with regard to preventive and corrective maintenance functions.
Provide professional advice to customers on design, installation, maintenance and operation of building services installations, and to answer customer’s enquiries on related technical aspects.
Supervise and monitor repair, improvement, and other works to ensure compliance with specifications and statutory requirements, and certify their completion.
Assist in review the performance of building services systems such as fire services system and, lift system etc.
Assist in detail study and data collection/analysis for sustainability issues.
Give support and guidance to the officers of building services team in procurement procedure and company policies.
The Person
A professional qualification in Building Services Engineering or an equivalent discipline, with at least 3 years of experience in building services maintenance; or
A Bachelor’s degree in Building Services, Electrical Engineering, or a related discipline, with at least 8 years of relevant experience in building services maintenance.
Holder of a Certificate of Registration of Electrical Worker (Grade B), with Grade C preferred.
Strong knowledge of relevant regulations and statutory requirements.
