Job Summary
Lead contract review and commercial management for construction projects, ensuring cost control, compliance, and effective coordination with clients, subcontractors, and internal teams to drive project success and financial accuracy.
Responsibilities
- Review and manage contracts for various projects, ensuring all contractual matters are addressed accurately and timely
- Coordinate with clients on commercial matters, including conducting on-site visits to resolve issues and clarify requirements
- Identify and resolve discrepancies in tender documents by liaising with Consultants, Clients, and Subcontractors
- Examine billings and data to verify compliance with contract terms and eligibility criteria
- Draft clear and precise contractual correspondence to support project communication
- Quantify project costs and manage budgets to maintain financial control throughout project execution
- Prepare and track project forecasts and internal cost reports regularly to support timely decision-making
- Collaborate in risk analysis focusing on commercial, financial, and fiscal aspects to mitigate project risks
- Ensure compliance with commercial aspects during project execution, including cash flow monitoring, late payments, potential litigation, and budget overruns
- Prepare variation orders, cost impact estimates, progress payments, and claims to maintain accurate financial records
- Manage subcontractor variation orders and finalize accounts to ensure contractual obligations are met
- Advise Project Managers on cost impacts related to project specification changes to support informed decisions
- Prepare payment certificates for subcontractors by evaluating work done in accordance with subcontract agreements
- Submit timely and accurate project cost forecasts to Finance for budgeting and cash flow management
- Manage subcontractors effectively to ensure smooth project progress and contractual compliance
- Collaborate with Procurement, Finance, Commercial, and Project Management teams to align contract and project objectives
- Assist in requesting quotations from sub-suppliers and calculating unit prices when required to support procurement decisions
- Participate in project bidding stages to provide commercial support and ensure competitive tender submissions
- Address commercial queries during bidding phases to facilitate clear and accurate tender responses
- Coordinate all tender-related activities and manage tender responses to meet deadlines and quality standards
Required competencies and certifications
- Diploma or Degree in Quantity Surveying or equivalent
- Minimum 5 years of experience in Quantity Surveying/Contracts Management within the construction industry
