We are an established Property Development Company seeking a highly motivated and experienced Senior Quantity Surveyor to join our growing team. The successful candidate will play a key role in cost planning, contract administration, procurement, and commercial management to ensure the successful delivery of development and construction projects within budget and schedule.

Key Responsibilities

• Lead and manage all quantity surveying and commercial functions throughout the project lifecycle, from feasibility studies to project completion.
• Prepare detailed cost estimates, feasibility studies, project budgets, cash flow forecasts, and cost plans for residential, commercial, and mixed-development projects.
• Conduct value engineering exercises and provide cost-effective solutions to optimize project profitability without compromising quality.
• Manage tendering processes, including preparation of tender documents, evaluation of submissions, recommendation of awards, and contract negotiations.
• Administer construction contracts, including variation orders, extension of time claims, contractual correspondence, and dispute resolution.
• Evaluate and certify contractors’ progress claims, variation claims, and final accounts in accordance with contractual requirements.
• Monitor project expenditures, cost performance, and budget compliance, and provide regular cost reports to management.
• Liaise and coordinate with consultants, contractors, suppliers, financial institutions, and relevant authorities on project cost and contractual matters.
• Assist in land acquisition assessments, development feasibility studies, and project due diligence exercises.
• Ensure compliance with relevant laws, regulations, contractual obligations, and company procedures.
• Support project planning, procurement strategies, and risk management initiatives to enhance project delivery and commercial outcomes.
• Maintain proper project documentation, contractual records, and commercial reports for management review.

Requirements

Degree or Diploma in Quantity Surveying, Construction Management, or related discipline.
Minimum 5 years of relevant experience in property development, consultancy, or construction industry.
Strong knowledge of construction costing, budgeting, tendering, procurement, contract administration, and final account settlement.
Well-versed in Malaysian construction contracts, development procedures, and statutory requirements.
Familiarity with project feasibility analysis, cost control systems, and value engineering practices.
Strong negotiation, analytical, and problem-solving skills with keen commercial awareness.
Excellent communication and stakeholder management abilities.
Proficient in Microsoft Excel, quantity surveying software, and contract documentation.
Able to work independently, manage multiple projects, and meet deadlines in a fast-paced environment.
