Responsibilities
Job Scope:
1. Technical Oversight & Maintenance
Preventive Maintenance (PM): Supervise and execute the PM schedule for all M&E systems, including HVAC (Chillers/AHUs), Electrical (LV panels/Gensets), Plumbing & Sanitary, Fire Protection, and Vertical Transportation (Escalators/Lifts).
Corrective Maintenance: Lead the rectification of ad-hoc breakdowns to minimize disruption to mall operations.
Daily Inspections: Conduct daily walkthroughs of plant rooms, common areas, and back-of-house facilities to identify potential defects before they escalate.
2. Vendor & Contract Management
Service Provider Supervision: Manage on-site contractors to ensure work is carried out according to the Service Level Agreement (SLA) and Safety requirements.
Performance Review: Evaluate the quality of work for outsourced services (e.g., cooling tower water treatment, fire alarm testing) and verify service reports.
Quotation & Procurement: Assist in sourcing for competitive quotes for repair works and spare parts, ensuring cost-effectiveness without compromising quality.
3. Tenant Management & Fit-Out
Technical Assistance: Attend to tenant feedback regarding air-conditioning, power trips, or water leakages within their units.
Fit-Out Coordination: Review tenant renovation plans to ensure M&E drawings comply with the mall’s building guidelines and safety standards.
Utility Monitoring: Monitor and record monthly tenant utility meter readings (electricity and water) for billing purposes.
4. Safety & Compliance
Regulatory Standards: Ensure all M&E equipment complies with local statutory requirements (e.g., Fire Safety, Energy Commission, and Building Department codes).
Emergency Response: Serve as a key member of the Emergency Response Team (ERT) for power outages, floods, or fire-related incidents.
EHS Management: Enforce Workplace Safety and Health (WSH) practices among internal staff and external contractors during all maintenance activities.
Requirement:
Candidates who are currently or previously working as Facilities & Building Operations Professionals.
Candidates with experience in M&E / Technical Background.
Diploma or Certificate holders in Mechanical, Electrical, Building Services, Facilities Management, or related fields.
Fresh graduates with internship or industrial training exposure in building maintenance may apply.
Pay: RM3,000.00 - RM4,000.00 per month
