Job Description

Responsibilities

The Manager, Retail Planning plays a key role in maximizing the performance and value of the company’s commercial shop lot portfolio by driving strategic retail planning, tenant mix optimization, market analysis, commercial insights, and placemaking initiatives.


This role supports leasing, asset management, and marketing teams through data-driven recommendations to enhance occupancy, rental income, customer engagement, and long-term commercial sustainability across the company’s commercial developments, including township retail centres, neighbourhood shop lots, and street retail environments. The role also contributes to tenant mix planning, commercial positioning, and township lifecycle strategies during the pre-development stage of new commercial projects.



Key Responsibilities


Commercial Strategy & Asset Planning

  • Develop commercial strategies to enhance performance of existing shop lot developments and upcoming commercial projects.
  • Conduct location analysis, catchment studies, and demographic profiling to determine optimal commercial positioning.
  • Lead tenant mix planning for commercial shop lots, ensuring the right balance of essential services, F&B, lifestyle, and community-driven tenants to support the surrounding population.
  • Support new township or commercial development planning by recommending appropriate retail categories, space allocation, and commercial concepts.
  • Provide input for asset enhancement initiatives (AEI) to improve the attractiveness and performance of existing commercial areas.
  • Integrate placemaking strategies to enhance the vibrancy, identity, and long-term appeal of commercial shop lot areas.
  • Incorporate township lifecycle planning, ensuring tenant mix and commercial strategies evolve with population growth, residential phases, and changing community needs.


Tenant Mix Planning & Leasing Support

  • Work closely with Leasing teams to develop strategic tenant mix recommendations based on demographics, consumer needs, and market demand.
  • Evaluate tenant categories suitable for neighbourhood commercial centres, such as convenience retail, services, F&B, healthcare, and lifestyle operators.
  • Provide commercial insights to support leasing proposals, including rental sustainability, tenant positioning, trade mix strategy, and long-term trading viability.
  • Assess impact of new tenants, tenant turnover, relocations, and concept changes on the overall commercial ecosystem of the area.


Commercial Performance & Market Analysis

  • Monitor performance indicators such as occupancy levels, tenant turnover trends, and category performance across the commercial portfolio.
  • Conduct competitor benchmarking and local market studies to identify emerging retail trends and opportunities.
  • Track consumer behaviour, population growth, and catchment dynamics to support strategic planning for commercial assets.
  • Provide insights to optimize trade mix for each commercial area based on evolving community needs and market trends.


Budgeting & Financial Planning

  • Support preparation of commercial revenue budgets and forecasts in collaboration with Finance and Asset Management teams.
  • Conduct variance analysis against budget and prior year performance to identify risks and opportunities.
  • Provide commercial insights for rental strategies and tenant retention planning.


Marketing, Community Engagement & Placemaking

  • Collaborate with Marketing teams to design promotional activities and community engagement initiatives that drive foot traffic to shop lot areas.
  • Support initiatives that enhance vibrancy, tenant visibility, and overall commercial attractiveness of the development.
  • Drive placemaking initiatives to strengthen community interaction, visual identity, and long-term appeal of retail precincts.


Market Intelligence & Reporting

  • Track retail market trends, competitor commercial developments, and new retail concepts relevant to neighbourhood and township retail.
  • Prepare reports and presentations for management, investment committees, and asset review meetings.
  • Provide recommendations to enhance long-term sustainability, trade mix optimization, and commercial positioning of shop lot developments.


Requirements

  • Bachelor’s Degree in Business, Real Estate, Urban Planning, Marketing, or related discipline.
  • Minimum 5 years’ experience in commercial retail planning, leasing strategy, township retail planning, or retail property environment.
  • Strong understanding of tenant mix planning, trade mix strategy, catchment analysis, placemaking, and township lifecycle planning.
  • Experience working with commercial shop lots, township retail, or neighbourhood retail environments is preferred.
  • Strong analytical, stakeholder engagement, and presentation skills.
  • Proactive, detail-oriented, and able to manage multiple projects concurrently.
  • Willing to travel within Malaysia as required.
