Job Responsibilities

• Monitor and analyse the performance of the REIT’s portfolio, consolidating asset performance against approved business plans, budgets, and market benchmarks.
• Develop and maintain financial models to support valuations, hold/sell decisions, scenario analyses, and cost–benefit assessments relating to acquisitions, divestments, and capital or operating expenditure.
• Support the annual budgeting and business planning process, including quarterly reforecasting and monthly tracking of performance variances against key indicators.
• Co-ordinate annual property valuations across the portfolio, including engagement with external valuers and consolidation of results.
• Prepare management reports and collaborate across functions to ensure timely, accurate, and consistent reporting to senior management and the Board.
• Drive system enhancements, digitalisation initiatives, and automation of analytical and reporting functions to improve efficiency and accuracy.
• Conduct market research, track property market trends, maintain research databases, and provide forward-looking insights to inform asset strategies.

Requirements

• Bachelor’s degree in Real Estate, Finance, Business, or a related discipline.
• Strong proficiency in financial modelling and valuation methodologies, with relevant knowledge of real estate investment and asset management practices.
• Prior experience in a Singapore REIT environment and/or as a valuer is preferred.
• Skilled in data analysis, data modelling, and research techniques.
• Proficient in Microsoft Excel and other analytical tools.
• Strong written and verbal communication skills, with the ability to engage effectively across functions and with external stakeholders.
• Proactive, detail-oriented, and adaptable, with an ownership mindset and strong problem-solving skills.
• Ability to manage multiple projects and meet tight deadlines in a fast-paced environment.
