Job Scope for a Quantity Surveyor :
1. Cost Management
- Prepare cost estimates and budgets for projects.
- Conduct feasibility studies to assess project viability.
- Monitor project expenditures to ensure they align with the budget.
2. Tendering and Contract Management
- Prepare bills of quantities (BOQ), tender documents, and cost breakdowns.
- Evaluate tender submissions and recommend contractors.
- Negotiate and manage contracts with clients, suppliers, and subcontractors.
3. Valuation and Payments
- Conduct interim valuations for progress payments to contractors.
- Prepare final accounts and ensure accuracy of payment applications.
- Certify contractor payments based on work completed.
4. Risk and Value Management
- Identify and evaluate potential risks related to costs and contracts.
- Implement value engineering techniques to optimize resources without compromising quality.
5. Project Monitoring and Reporting
- Track material usage and project progress against schedules.
- Provide regular financial reports to stakeholders.
- Advise on variations and additional work.
6. Legal and Compliance
- Ensure that all contracts adhere to legal standards and regulations.
- Handle disputes, claims, and contractual issues.
- Collaborate with legal teams for dispute resolution if needed.
7. Procurement
- Source and negotiate with suppliers for materials and services.
- Manage procurement schedules to ensure timely delivery of materials.
8. Site Visits
- Conduct on-site inspections to monitor progress and verify contractor claims.
- Liaise with project managers, architects, engineers, and other stakeholders.
9. Client and Stakeholder Communication
- Act as a point of contact for financial queries.
- Advise clients on cost-effective solutions and budget adjustments.
10. Sustainability
- Promote sustainable practices in material usage and construction techniques.
- Analyze life cycle costs for environmentally friendly solutions.
11. Soft Skills Required for the Role
- Strong numerical and analytical skills.
- Excellent negotiation and communication abilities.
- Attention to detail and problem-solving skills.
- Proficiency in costing software like Microsoft Excel, AutoCAD and BuildSoft (normally we use excel).
12. General Requirements :
- Diploma / Degree in Quantity Surveying
- Willing to work at Desa Melawati, Kuala Lumpur area
- Willing to work extra time when there's urgent work need to be completed
- Can work in a team
- Can work under pressure
