Job Summary
The Project Manager is responsible for the overall planning, management, coordination, and successful delivery of Design & Build construction projects. The role requires strong leadership in managing project timelines, costs, quality, safety, resources, and stakeholder coordination to ensure the project is completed within the approved schedule, budget, and contractual requirements.
The Project Manager will oversee warehouse construction, structural steel works, and related construction activities while ensuring compliance with approved drawings, specifications, statutory requirements, and company standards.
Key Responsibilities1. Project Planning & Management
- Plan, manage, and oversee all phases of the Design & Build project from commencement to completion.
- Develop project execution plans, construction strategies, and work schedules.
- Prepare, monitor, and update project schedules using CPM tools such as Primavera P6 or Microsoft Project.
- Establish project milestones, monitor progress, and ensure timely completion of all project activities.
- Identify project risks, delays, and constraints while implementing effective mitigation plans.
- Ensure project activities are carried out according to contractual requirements and approved project plans.
2. Site & Construction Management
- Manage and supervise warehouse construction, structural steel works, and other related construction activities.
- Ensure construction works are executed according to approved drawings, specifications, method statements, and quality standards.
- Conduct regular site inspections to monitor progress, workmanship, safety, and compliance.
- Coordinate daily site activities with Site Managers, Engineers, Supervisors, subcontractors, and suppliers.
- Ensure proper planning and utilization of manpower, machinery, materials, and equipment.
- Resolve technical and site-related issues promptly to avoid project delays.
3. Stakeholder & Communication Management
- Act as the main point of contact between the company, client, consultants, architects, engineers, subcontractors, and suppliers.
- Attend project meetings, site meetings, coordination meetings, and progress reviews.
- Maintain effective communication and good working relationships with all project stakeholders.
- Address client concerns and ensure project requirements are achieved.
- Coordinate design, technical, and construction matters with relevant parties.
4. Cost & Contract Management
- Monitor project costs, budget, procurement activities, and financial performance.
- Control project expenditure and ensure works are completed within the approved budget.
- Review subcontractor quotations, variations, claims, and payment submissions.
- Manage project resources effectively to optimize cost and productivity.
- Monitor project variations, additional works, and contractual requirements.
- Prepare cost reports and provide updates to management.
5. Quality, Safety & Compliance
- Ensure all construction activities comply with quality standards, approved specifications, and project requirements.
- Implement and maintain quality control procedures throughout the project.
- Ensure compliance with Occupational Safety and Health (OSH) requirements and site safety regulations.
- Work closely with the Safety Officer to promote a safe working environment.
- Ensure all necessary permits, approvals, inspections, and statutory requirements are obtained and maintained.
- Support quality inspections, testing, commissioning, and project handover activities.
6. Reporting & Documentation
- Prepare and submit regular project progress reports to management and clients.
- Monitor project performance through progress tracking and reporting.
- Review and maintain project documentation including drawings, reports, approvals, meeting minutes, and correspondence.
- Prepare project status updates, risk reports, cost reports, and recovery plans when required.
- Ensure proper documentation for project completion and handover.
7. Project Completion & Handover
- Ensure successful project completion within approved timeline and budget.
- Coordinate testing, commissioning, inspection, and defect rectification works.
- Ensure completion of as-built drawings, operation manuals, warranties, and handover documents.
- Lead final project close-out activities and obtain client acceptance.
- Ensure smooth transition of completed works to the client.
Job RequirementsEducation
- Bachelor’s Degree in Civil Engineering, Construction Management, Project Management, or related field.
- Professional certification in project management or construction-related fields will be an added advantage.
Experience
- Minimum 8–10 years of experience in construction project management.
- Proven experience managing Design & Build projects, preferably warehouse, industrial buildings, or structural steel construction projects.
- Experience managing large-scale construction projects with multiple stakeholders.
- Strong knowledge of construction processes, project planning, cost control, and contract administration.
Technical Skills
- Proficient in project scheduling software such as Primavera P6 or Microsoft Project.
- Good understanding of construction drawings, specifications, and technical requirements.
- Knowledge of construction methods, materials, and project management practices.
- Familiar with contract administration, variation orders, claims, and project documentation.
- Strong knowledge of safety, quality, and statutory requirements in construction.

Preferred Certifications / Requirements
- Registered with Board of Engineers Malaysia (BEM) or relevant professional body (if applicable).
- Possess valid CIDB Green Card.
- Knowledge of JKR requirements and government project procedures is an advantage.
- Possess valid driving licence and willing to travel to project sites.
Working Conditions
- Based at construction project site.
- Required to attend site meetings and project coordination meetings.
- May require working beyond normal hours, weekends, or public holidays depending on project requirements.
- Required to comply with all company policies, safety regulations, and project procedures.
Pay: RM8,000.00 - RM9,000.00 per month
Ability to commute/relocate:
- Bukit Jalil: Reliably commute or planning to relocate before starting work (Preferred)
