About the Role
We are seeking a Quantity Surveying Manager to join the development business and take ownership of the commercial function across new development projects. This is a hands-on role who has strong project delivery experience, can run projects end-to-end, and can work independently while delivering under tight deadlines and high pressure.
You will be responsible for managing costs, valuations, change control, and commercial performance—partnering with internal stakeholders and external supply chain to protect margin and ensure projects are delivered to a high standard.
Key Responsibilities
Manage the full commercial and cost reporting lifecycle for new build projects (pre-construction through to close-out).
Produce and review budgets, forecasts, and project cost plans, ensuring accuracy and commercial control.
Lead valuations, interim applications, final accounts, and settlement negotiations.
Manage and assess variations / change orders, including pricing, substantiation, and risk impact.
Support procurement and contractor management through tendering, contract administration, and commercial assessment.
Identify cost risks and opportunities; propose mitigation actions to protect margin.
Maintain strong reporting cadence to stakeholders (e.g., monthly cost/value reporting, trend analysis).
Ensure contracts and commercial processes are followed in line with internal standards and project requirements.
Mentor and support junior QS team members where applicable.
Requirements
Solid hands-on experience running new building projects from a commercial/quantity surveying perspective.
Proven ability to work independently with minimal supervision and manage competing priorities.
Strong knowledge of cost planning, valuations, variations, and final accounts.
Sound understanding of construction contracts and commercial administration.
Ability to thrive in a high-pressure environment and deliver under tight programme constraints.
Strong communication skills with the confidence to manage contractors and influence outcomes.
Degree in Quantity Surveying / Construction Management (or equivalent).
What We Offer
Opportunity to lead commercial delivery on real, live projects within a fast-moving developer.
Supportive team and a role with genuine ownership and accountability.
Competitive salary and benefits package.
Clear pathways for growth based on performance.
