Job Summary
As a CBRE Engineer (Fire Protection Systems), you will be responsible for ensuring the reliability, compliance, and operational readiness of all fire protection systems across the port facility. The role oversees the planning, execution, and continuous improvement of preventive, predictive, and corrective maintenance activities while ensuring compliance with Singapore regulatory requirements, company standards, and industry best practices.
The Engineer works closely with operations, maintenance contractors, project teams, regulatory authorities, and stakeholders to maintain a safe working environment and minimize operational risks
What You'll Do
Fire Protection System Management
- Manage the lifecycle, performance, and reliability of all fire protection systems within the port facility.
- Ensure all fire protection assets remain fully operational and compliant with statutory requirements.
- Maintain accurate asset registers, maintenance records, inspection reports, and engineering documentation.
- Develop long-term asset management and replacement strategies.
- Conduct routine inspections of fire protection systems and associated infrastructure.
- Ensure compliance with Singapore Civil Defence Force (SCDF), Fire Code, Workplace Safety and Health (WSH) requirements, insurance standards, and company policies.
- Support regulatory inspections and third-party audits.
- Track audit findings and ensure timely closure of corrective actions.
- Maintain readiness for emergency inspections.
Maintenance Management
- Develop and maintain annual preventive maintenance schedules.
- Ensure maintenance activities are completed on time and within approved standards.
- Review maintenance effectiveness and continuously improve maintenance plans.
- Coordinate maintenance activities to minimise operational disruption.
- Investigate system failures and initiate timely corrective actions.
- Perform root cause analysis for recurring failures.
- Prioritise defects based on risk and operational impact.
- Coordinate contractors and internal teams to restore systems promptly.
- Implement condition monitoring and predictive maintenance programmes.
- Analyse maintenance trends and equipment performance data.
- Recommend improvements based on asset reliability and failure analysis.
- Drive initiatives to reduce unplanned outages.
Contractor & Vendor Management
- Manage maintenance contractors and specialist service providers.
- Review service reports and verify maintenance quality.
- Monitor contractor performance against KPIs and service agreements.
- Ensure contractors comply with site safety and permit-to-work requirements.
- Review quotations, technical proposals, and maintenance recommendations.
Documentation & Reporting
- Maintain accurate maintenance records within the Computerised Maintenance Management System (CMMS).
- Prepare monthly maintenance and reliability reports.
- Track KPIs such as maintenance compliance, system availability, defects, and downtime.
- Develop maintenance procedures, work instructions, and standard operating procedures.
Continuous Improvement
- Identify opportunities to improve maintenance efficiency and system reliability.
- Implement best practices in asset management and reliability engineering.
- Drive digitalisation initiatives, including the use of IoT monitoring, predictive analytics, and CMMS optimisation where appropriate.
- Promote a culture of safety, compliance, and operational excellence.
What You'll Need
- Degree in Mechanical Engineering, Electrical Engineering, Fire Engineering, or a related discipline.
- Minimum 5 years of experience managing fire protection systems in industrial, marine, petrochemical, logistics, airport, or port environments.
- Knowledge of Singapore Fire Code, SCDF requirements, and Workplace Safety and Health regulations.
- Experience with CMMS and asset management systems.
- Experience managing maintenance contractors and service providers.
- Strong understanding of fire protection engineering principles.
- Knowledge of reliability-centred maintenance (RCM) and predictive maintenance methodologies.
- Ability to perform root cause analysis and failure investigations.
- Familiarity with relevant standards such as NFPA, SS 532, SS 575, and other applicable Singapore Standards.
- Excellent planning, organisational, and stakeholder management skills.
- Strong analytical and problem-solving abilities.
- Effective communication and technical report writing skills.
