Job Responsibilities
- Plan, organize and implement a comprehensive maintenance program, including corrective and preventive maintenance activities, to ensure smooth operation of all mechanical and electrical installations.
- Perform inspection, repair, maintenance and upgrading works on electrical and M&E equipment including protection relay, generator set, switchboard, motor, capacitor bank, UPS, battery bank, pumps, common area lighting and other related systems.
- Attend to mechanical and electrical breakdowns, carry out troubleshooting and provide regular monthly maintenance.
- Carry out daily checks and inspections on the main switchboard, all sub-boards, electrical rooms, riser rooms, pump rooms, generator set rooms and fire-fighting panels for any irregularities, and arrange for repair or replacement where necessary.
- Carry out daily checks and inspections on the generator set including radiator water level, battery condition, diesel fuel level and general operating condition.
- Carry out in-house electrical works including operation, maintenance and inspection within the competency permitted under Chargeman A4 certification.
- Perform switching operations and electrical testing where applicable and within authorized competency.
- Prepare and maintain proper daily checklists, log books, service records, meter readings, breakdown reports, testing reports and maintenance records.
- Prepare safety procedures for mechanical and electrical works, including proper isolation, warning signage and lock-out/tag-out where applicable.
- Ensure all electrical works comply with Suruhanjaya Tenaga requirements, Electricity Regulations 1994 and site safety procedures.
- Supervise and monitor contractors carrying out electrical, generator set, pump, fire-fighting, lift, ACMV and other M&E maintenance works.
- Liaise with TNB, Suruhanjaya Tenaga, management office, JMB/MC/client and appointed contractors on electrical and building maintenance matters.
- Attend to residents’/occupants’ complaints related to electrical issues, lighting, water pumps, common area facilities and other M&E matters.
- Ensure electrical rooms, switch rooms, generator set rooms and M&E rooms are kept clean, safe, locked, labelled and free from obstruction.
- Monitor spare parts, tools and consumables, and report any required purchases, repair works or replacement works to management.
- Assist in preparing monthly maintenance reports, incident reports and recommendations for repair, replacement or upgrading works.
- Respond to emergency breakdowns, power trips, blackouts, water pump failure and other urgent M&E issues when required.
- Perform any other duties related to building maintenance and operations as assigned by the management.
Working Hours
Monday to Friday: 8.30 a.m. – 5.30 p.m.
Saturday: 8.30 a.m. – 1.00 p.m.
