JOB SCOPE AND MAIN RESPONSIBILITIES:

Reporting to the Head of SEA Finance Retail, the Real Estate Controller will have responsibility for the full financial management of one retail banner operates in SEA, aimed at financial closing, cost controlling, profitable growth, consolidating, reporting and analyzing monthly financial results to assess the performance of the region and communicate to the various shareholders (Corporate, General Manager, Regional CFO).

AREAS OF RESPONSIBILITIES AND RELATED ACTIVITIES:

MAIN TASKS

• Manages retail banner budget and forecasts preparation in accordance with corporate guidelines and timeline
• Manages retail banner monthly closures for both managerial and statutory purposes in accordance with corporate policies, procedures and timeline
• Monitors monthly financial results, analyzes and presents variances versus actual, budget and forecast
• Monitors the performance by store and provide feasibilities for new stores openings and lease contracts renewals
• Manages Capex investments and Store Portfolio planning and controlling
• Manage cash flow projection, working capital, banking facilities and all banking matters of Spectacle Hut
• Manages the relationship with APAC GBS, legal, internal audit and internal control team to ensure the compliance with law, regulations, corporate policies, procedures and internal control system of the accounting processes relevant for the preparation of the banner financial statements
• Manages retail banner Weekly Reporting on Net Sales and Topline KPIs
  
  BUSINESS PARTNERING
  
• Support the business in developing short and long-term goals, development plans and processes improvement
• Partners with commercial head & respective department head in developing business strategies, financial models, strategic revenue streams development, business lines, and strategic partner identification
• Assists commercial head in cost controlling and in evaluating the financial impact of business decisions
• Evaluates the periodic actual performance by performing financial analysis and updates forecasted performance
  
  NETWORK OF INTERACTION
  
• INTERNAL: (i) SEA Retail Finance team; (ii) Commercial Head & other functional departments; (iii) Corporate Finance teams; (iv) GBS Manila team; (v) APAC treasury team; (vi) internal audit; (vii) internal control
• EXTERNAL: (i) auditors; (ii) tax consultants; (iii) other consultants
  
  TECHNICAL SKILLS - PORTRAIT OF A PERFECT CANDIDATE
  
• An overall experience of 3+ years within Accounting, Controlling or Consulting
• IT Skills: SAP FI/CO, HFM, Oracle Planning, Microsoft Office tools (advanced Excel must-have), BI Tools will be a plus
• Ability to learn fast in a dynamic environment combined with data accuracy and fast reaction in case of ad hoc initiatives
• Work cooperatively and effectively in team to achieve the goals
• Effective and efficient self-management skills
• Strong financial background and experience in retail business
• Good communication skills
• A pro-active thinker with proven change management skills
• Proven ability to deliver stretching financial targets
