The Chargeman is responsible for the operation, inspection, maintenance and repair of all electrical systems and equipment within the shopping mall. The role ensures that all electrical installations are safe, reliable and compliant with the Electricity Supply Act, Energy Commission (ST) regulations and other statutory requirements. The Chargeman shall oversee the daily operation of the electrical systems, respond to breakdowns, and support the overall maintenance of the mall's Mechanical & Electrical (M&E) facilities.

1. Electrical Operations

  • Operate, monitor and maintain all electrical systems and installations within the mall.
  • Ensure continuous and safe operation of electrical supply to all common areas and facilities.
  • Perform routine inspection of electrical equipment and installations.
  • Attend to electrical faults, breakdowns and emergency situations promptly.
  • Carry out preventive and corrective maintenance in accordance with the maintenance schedule.

2. Electrical Equipment Maintenance

  • Maintain and monitor the following systems:
  • Main Switchboard (MSB)
  • Low Voltage Switchboard (LVSB)
  • Distribution Boards (DB)
  • Transformers
  • Standby Generators
  • Automatic Transfer Switch (ATS)
  • UPS Systems
  • Capacitor Banks
  • Lighting Systems
  • Emergency Lighting
  • Exit Signage
  • Power Distribution Systems
  • Electrical Panels
  • Earthing Systems

3. Mechanical & Electrical (M&E) Support

  • Assist in monitoring HVAC systems.
  • Coordinate maintenance works involving lifts and escalators with appointed contractors.
  • Monitor water pumps, booster pumps and electrical motors.
  • Support the maintenance of fire protection systems from an electrical perspective.
  • Coordinate with other maintenance personnel to ensure smooth operation of building services.

4. Preventive Maintenance

  • Execute preventive maintenance programmes according to approved schedules.
  • Record all maintenance activities in maintenance logs.
  • Conduct routine testing of standby generators and emergency lighting systems.
  • Ensure all electrical equipment operates within safe parameters.
  • Recommend replacement or upgrading of aging electrical equipment.

5. Statutory Compliance

  • Ensure compliance with the Electricity Supply Act, Energy Commission (ST) regulations and company safety procedures.
  • Maintain and update electrical logbooks and statutory records.
  • Assist during inspections by the Energy Commission and other regulatory authorities.
  • Ensure all statutory testing and inspections are completed on time.
  • Report any unsafe electrical conditions immediately.

6. Safety & Risk Management

  • Ensure safe work practices are followed during all electrical maintenance works.
  • Implement Lock-Out/Tag-Out (LOTO) procedures where applicable.
  • Ensure proper use of Personal Protective Equipment (PPE).
  • Identify and report electrical hazards.
  • Participate in emergency response and business continuity activities.

7. Contractor Coordination

  • Supervise contractors performing electrical works.
  • Verify that contractors comply with safety procedures and work permits.
  • Monitor the quality of contractor work.
  • Report contractor performance issues to Management.

8. Documentation & Reporting

  • Maintain maintenance records and equipment history.
  • Prepare daily, weekly and monthly maintenance reports.
  • Report equipment defects and recommend corrective actions.
  • Maintain inventory records for electrical spare parts and consumables.

9. Customer & Operational Support

  • Respond promptly to tenants' electrical complaints and service requests.
  • Coordinate with Mall Operations, Security and Housekeeping during maintenance works.
  • Provide technical support during mall events and special functions.
  • Minimize operational disruptions during maintenance activities.

9. Other Duties

  • Assist in departmental projects and improvement initiatives.
  • Participate in emergency drills and disaster recovery exercises.
  • Perform any other duties assigned by the Property Manager / General Manager or Management from time to time.

QUALIFICATIONS & EXPERIENCE:

  • Certificate or Diploma in Electrical Engineering or a related field.
  • Possess a valid Chargeman Certificate issued by the Energy Commission (e.g. AO, A1, A4 or above), depending on operational requirements.
  • Minimum 3-5 years of experience in electrical maintenance.
  • Experience in shopping malls, commercial buildings, hotels or mixed developments is preferred.
  • Good knowledge of building electrical systems and preventive maintenance.
  • Able to read electrical drawings and technical manuals.
  • Good troubleshooting and problem-solving skills.
  • Willing to work on shifts, weekends and public holidays when required.

Pay: RM3,500.00 - RM5,000.00 per month
